A correctly installed natural slate roof can last 75 to 100+ years depending on slate grade and installation quality. Fixings that actually last

The fixings make
the difference.

Copper or stainless steel nails. Never galvanised in exposed applications.

Poor fixings cause more premature slate failure than the slate itself. Wrong nail material and incorrect batten gauge save minutes on site and cost thousands in early repairs. We use copper or stainless steel nails as appropriate to the slate type and exposure. Batten gauge is specified for every job based on the slate dimensions and roof pitch

Get the gauge wrong and slates start slipping within years. We avoid standard galvanised fixings in exposed or long-life applications, as they can corrode prematurely in Edinburgh's wet maritime climate

How we work

How we install a slate roof in Edinburgh.

Every slate installation follows the same rigorous process. Edinburgh's weather demands it — over 700mm of rain a year, exposed to westerly Atlantic weather. A roof that cuts corners on felt, battens or fixings will fail. Ours don't.

Free survey

We assess the full roof structure (battens, membrane, rafters, slates) and specify the correct slate type and fixing system for the job.

Access setup

We deploy our own cherry picker or hire in scaffolding as required. Owning our cherry picker means faster mobilisation, helping keep costs down.

Strip and prepare

Old slates and battens are removed. The deck and structure are inspected, breathable membrane or traditional felt renewed as appropriate to ventilation requirements, and new treated battens fixed to the correct gauge. A typical tenement flat re-slate takes 3 to 5 working days; a full detached villa roof may take 2 to 3 weeks depending on complexity.

Slate installation

Slates are laid from eaves to ridge, double-nailed as standard in line with BS 5534, with copper or stainless fixings. Lead or appropriate metal flashings, ridge and hip details are completed to specification.

Clean up and sign-off

The site is cleared, we photograph the finished roof and walk you through the completed work. Every job has a written specification, a pre-completion inspection checklist, and a signed-off quality record you receive at handover.

How long should a slate roof last?
80–100+ years for natural slate (Welsh, Spanish, Scottish) when properly installed with copper or stainless fixings. Fibre cement and recycled synthetics give 30–60 years. The fixings, breathable felt, and battens matter as much as the slate itself.
What's the difference between Welsh and Spanish slate?
Welsh slate (premium quarries like Penrhyn) lasts 100+ years and has the traditional dark blue-grey colour. Spanish slate is near-identical to look at and lasts 80–100 years at significantly lower cost. For most Edinburgh residential jobs, Spanish is the right call. For listed buildings or conservation-area properties where consent requires matching, Welsh or Scottish.
Do I need scaffold for a slate roof job?
Almost never with us. Our cherry picker reaches every Edinburgh tenement and most pitched roofs. The exception is some commercial and high-rise jobs where scaffold is genuinely the right tool — we'll tell you at survey if so.
