Professional leadwork across Edinburgh and the Lothians, from chimney flashing repairs to full lead roof installations. All work to Lead Sheet Association guidelines and BS EN 12588. Free survey within 24 hours.
Walk any street in Edinburgh's Old Town and you'll see lead on almost every roofline, dressed into chimney flashings, rolled across flat roof bays, lining gutters on sandstone tenements built two centuries ago. From sandstone tenements to new-build developments, lead remains one of the most widely used materials on the city's rooflines for good reason: few materials match its combination of durability and malleability.
We deliver professional leadwork across Edinburgh and the Lothians, covering everything from a single chimney flashing repair to a full lead roof installation. All work is carried out to Lead Sheet Association guidelines and BS EN 12588 material specification, by our own team, using our own access equipment.
Independently audited and certified to ISO 9001, ISO 14001 and ISO 45001 standards for quality, environmental and occupational health & safety management. Constructionline Gold Member.

Lead sheet is graded Code 3 to Code 8. Each code specifies a thickness and dictates appropriate use. Use the wrong code and you get premature fatigue cracking, failed joints, and water ingress within years. We select the correct code for every application based on LSA Rolled Lead Sheet Manual guidance, and every sheet we install is BS EN 12588 milled lead.
According to the Lead Sheet Association, correctly installed lead sheet has an expected service life of over 60 years.
Lead sheet is graded by code number, from Code 3 to Code 8. Each code specifies a thickness and dictates appropriate use. We select the correct code for each job based on LSA guidance.
| Code | Thickness/use | Best for | Notes |
|---|---|---|---|
| Code 3–4 | Pitched roof flashings | Soakers, simple flashings | Code 4 minimum for professional flashing work |
| Code 4–5 | Chimney and parapet | Stack flashings, abutments | Standard for most Edinburgh chimney work |
| Code 5–7 | Flat roof and gutters | Bays, rolls, lead gutters | Heavier code resists fatigue on horizontal surfaces |
| Code 6–8 | Cladding | High-exposure locations | Used on dormers, cladding panels |
Every leadwork project follows the same process. Edinburgh's weather and the age of its building stock demand it, lead that's specified or installed badly fails within a few winters. Ours doesn't.
We attend, inspect and diagnose before any price is issued.
Itemised, fixed price with access equipment included. No provisional sums.
Using our own equipment, deployed without delay.
Lead sheet prepared to BS EN 12588, correct code thickness selected for the application.
Carried out to LSA Guideline bay sizes, fixings and jointing details. Lead is dressed by hand and jointed correctly for the application. This is where most leadwork fails, and where ours doesn't.
Full clean-up, inspection check, photographic record supplied on completion.
Leadwork costs vary based on the type of work, the code of lead sheet required, the area to be covered and access complexity. Single chimney flashing repairs sit at the lower end, full flat roof re-leads at the higher end. Every job is quoted individually after a free site survey.
We don't quote off a price list. Every survey is on-site, photographic, and free.
We attend, inspect from our own access equipment, photograph everything, and discuss what you want.
Itemised line by line: materials, labour, access, waste disposal, VAT. Access equipment costs included, not added later.
If we discover something during the work that wasn't visible at survey, we agree it with you before proceeding.
No pressure, no chase calls. Take your time, compare with other quotes.
Edinburgh's stock of tenement, Georgian and Victorian properties means leadwork repairs are a constant requirement, particularly in conservation areas where like-for-like material replacement is expected. Common issues include fatigue cracking on flat roof bays, deteriorated chimney flashings on sandstone tenements, and failed lead guttering on older properties.
Our service area covers Edinburgh city centre, East Lothian, West Lothian and Midlothian. We regularly work in Leith, Musselburgh, Dalkeith and surrounding towns, attending properties quickly using our own transport and equipment.
