Full and partial roof replacements across Edinburgh and the Lothians since 2013. From New Town tenements to suburban builds. Own access equipment. Free condition survey before we quote a single penny.
If your roof has reached the end of its working life, repairs won't solve the problem. Persistent leaks, cracked or missing slates, sagging deck or damp in the loft, all signs the underfelt has perished and the system needs to come off. From four-storey tenements in Marchmont to bungalows in Corstorphine, we've replaced roofs across every common Edinburgh roof type since 2013.
We carry out full strips and re-lays, partial replacements where only one elevation has failed, and roof-overs where the structure allows. Every project starts with a free condition survey carried out at height using our own access equipment, before we quote a penny.
Independently audited and certified to ISO 9001, ISO 14001 and ISO 45001 standards for quality, environmental and occupational health & safety management.

Most roofing companies subcontract labour on bigger jobs, and replacement is the biggest. That means the people who quoted your roof aren't the people fitting it, and the crew you meet on day one might be different by day four. We don't work that way. Our crew works together daily, the same faces on every job, from survey to sign-off.
Every completed replacement comes with a minimum 10-year written workmanship guarantee, insurance-backed as standard. We return after completion for a final check and address any snagging items at no extra cost.
Material choice affects lifespan, weight, appearance, and conservation area compliance. We'll recommend the right material for your property at survey stage.
| Material | Lifespan | Best for | Notes |
|---|---|---|---|
| Penrhyn slate | 100+ years | Period & listed buildings | Premium Welsh quarried slate. Conservation officer preferred. |
| Natural Spanish slate | 80–100 years | Tenements and Victorian terraces | Traditional appearance, widely used across Edinburgh. |
| Concrete tile | 40–60 years | Modern builds, suburban properties | Cost-effective, wide colour range, strong in Scottish weather. |
| Clay tile | 60+ years | Period and modern builds | Longer-lasting than concrete, traditional aesthetic. |
| Synthetic slate | 30–50 years | Roofs with limited load capacity | Lighter than natural slate. |
Every replacement follows the same seven-step process. Edinburgh's weather and the age of its building stock demand a methodical approach, skip any stage and the roof fails early.
We inspect your roof at height using our own access equipment, assess structure and coverings, check flashing and guttering, and produce a written condition report.
You receive a clear, itemised price covering labour, materials, access and any other costs. No surprises at invoice stage.
We agree a start date, advise on typical timelines, and flag any requirement to notify neighbours regarding access.
Existing coverings removed, deck inspected and repaired where needed, new breathable felt and battens laid.
Slates, tiles or agreed material laid to manufacturer specification and Scottish Building Standards by our own team, no subcontractors.
Lead or alternative flashings, ridge and hip work completed and pointed.
We inspect the finished roof, clear debris, resolve any snagging, and hand over your guarantee and warranty documents.
Roof replacement costs depend on roof size, pitch, material choice and access complexity. Concrete tile sits at the lower end, natural Welsh slate at the higher end. Tenement shared roofs have their own pricing model where costs are split between owners. The only reliable figure is a site-specific written quote following a condition survey.
This is what happens between your call and your written quote.
We attend, inspect every layer at height using our own access equipment, photograph everything.
Full report on coverings, underfelt, battens, deck, flashings, ridges, valleys, guttering and rooflights. Yours to keep whether you proceed with us or not.
Itemised line by line: labour, materials, access, waste disposal, VAT. No surprises at invoice stage.
Our crew, our equipment. What we quote is what you pay.
We cover Edinburgh and all three Lothians. Multiple replacements completed in conservation areas including the New Town and Stockbridge, with regular work in Leith, Portobello, Corstorphine, Morningside and across Midlothian. Tenement shared roofs are a particular specialism, we provide individual quotations and liaise with factors or owners' associations to handle the coordination.
Our crew works together daily with no rotating subcontractors. We flag any planning consent or listed building requirements at survey stage and advise on the appropriate approach.
