We agree a start date, advise on typical timelines, and flag any requirement to notify neighbours regarding access.

Strip and prepare

Existing coverings removed, deck inspected and repaired where needed, new breathable felt and battens laid.

New covering installed

Slates, tiles or agreed material laid to manufacturer specification and Scottish Building Standards by our own team, no subcontractors.

Flashing, ridges and detailing

Lead or alternative flashings, ridge and hip work completed and pointed.

Final inspection, clean-up and handover

We inspect the finished roof, clear debris, resolve any snagging, and hand over your guarantee and warranty documents.

How we quote

No price lists. Every roof is different.

Roof replacement costs depend on roof size, pitch, material choice and access complexity. Concrete tile sits at the lower end, natural Welsh slate at the higher end. Tenement shared roofs have their own pricing model where costs are split between owners. The only reliable figure is a site-specific written quote following a condition survey.

How do I know if I need repair or full replacement?

If you've patched the same area more than twice in three winters, the underlying system has usually failed and further repairs are throwing good money after bad. How do shared tenement roof costs work in Edinburgh?
Under the Tenements (Scotland) Act 2004, responsibility for roof maintenance and replacement is usually shared among all flat owners in the tenement, unless title deeds state otherwise. We provide individual quotations and liaise with factors or owners' associations to handle the coordination. Check your title deeds or consult your property factor for the specific cost-sharing arrangement that applies to your building.
What happens if you find structural damage during the replacement?
If we discover deck rot, failed timbers, or other structural issues once the coverings are removed, we stop and discuss the findings with you before proceeding. Any additional work is quoted separately so you can make an informed decision. A building warrant may be required under the Building (Scotland) Act 2003 for structural alterations, like-for-like replacement of roof coverings may not require a warrant but must still comply with building standards.
